Garage door marketing for real local companies competing with fake listings

Garage door repair is one of the most spam-heavy categories on Google, which is why Google requires advanced verification before garage door companies can advertise.1 Good marketing here means holding your spot on the map, reporting fake competitors, and booking more of the calls you already get: garage door companies booked just 31% of calls in ServiceTitan's data, the lowest of the major trades.2

Why are there so many fake garage door listings?

Garage door repair is urgent, the jobs are decent tickets, and homeowners rarely know a local company by name, so it attracts lead-generation networks that pose as local businesses. Google started requiring advanced verification for garage door companies in key markets in 2017, after a Dallas Morning News investigation.5

The problem hasn't gone away. In a 2023 lawsuit, Google alleged one network created about 350 fraudulent Business Profiles and 14,000 fake reviews, including a fake garage door repair company.5 In May 2026, the FTC and Illinois sued a company and its owner, alleging they created thousands of fake listings for plumbing, HVAC and garage door repair, used more than 7,600 phone numbers in 250-plus area codes and deceived well over 100,000 consumers since at least 2018. The case is pending.6,7 Google says it removed more than 13 million fake Business Profiles in 2025.3

How do I report fake garage door companies on Google?

Reporting works best with evidence, sent in batches, and repeated. Here's the process we use:

  1. Collect the evidence. For each suspect listing: the address in Street View (an empty lot or a home with no business), a phone number shared with other listings, review bursts on a single day, and a name stuffed with keywords and a city.
  2. Suggest an edit in Google Maps for single issues, such as "This place doesn't exist" or a wrong name.
  3. Use Google's Business Redressal Complaint Form for networks, with the evidence in one document.
  4. Track what's removed and recheck monthly. Networks come back under new names.

Removing fake competitors in your area can win back spots your real listing should have had. It's part of Listing Watch, our garage door program.

What does Google's advanced verification involve?

Garage door services are a restricted category for Google Ads and Local Services Ads in the US. According to LocaliQ, advanced verification includes license and business registration checks, a review of fraud history and a video interview, and it typically takes about two weeks, plus more if you appeal.1

Plan for it before you launch ads, keep your business name, address and license details identical everywhere, and don't let anyone else verify a profile for you. Google's guidelines say the phone number must be under your direct control.8

How do garage door companies rank higher on Google Maps?

Google ranks local results on relevance, distance and prominence.9 In garage door, the competition for those spots includes listings that shouldn't exist, so cleanup comes first.

Share of residents who see a typical company in Google's top 3, by distance from its shop, weighted by 2020 Census population. The Three-Mile Map, 138 Charlotte-area companies (13 garage door scans), October 2026.4 Differences between trades other than HVAC are within the margin of error.

Garage door had the fewest competitors of the four trades in our study, 97 businesses across a typical company's 49-point scan, and companies stayed visible a little farther out: in the top 3 for 43% of residents at 3.3 miles and about 4% at 6.7 miles.4 It's also where national brands and franchises held the most top spots, about 17%, and where the median #1 result had just 80 reviews.4 With 13 company scans, treat these as directional. After cleanup, the usual fixes apply: the right primary category,10 a realistic service area,8 and pages for springs, openers and new doors in each town you serve.

Springs, openers or new doors: which jobs to advertise?

JobHow people searchBest channel
Broken spring, door off trackUrgent, same day, often after a cold snapMaps and Local Services Ads
Opener repair or replacementUrgent to soon; brand-specific searchesMaps, LSA, opener brand pages
New door installsPlanned; compares styles and pricesGoogle Ads search, website pages with photos and price ranges

In a SearchLight sample of 12 garage door contractors from early 2026, Local Services Ads leads averaged $49, 38% were booked, and the cost per paying customer was $198. Google Ads non-branded leads cost about $173.11 It's a small vendor sample. In it, LSA brought more springs and sensors, while search brought more installs.

Why booking rate matters most in garage door

At a 31% booking rate,2 seven of every ten calls don't become a job. Some are shoppers and wrong numbers; others reach voicemail, get a slow callback or never hear a price range. On Local Services Ads, a missed call during business hours is now billable if the caller stays on more than 20 seconds.12

We score every call and report booking rate by source, so you can see where jobs are slipping away.

Most owners can't answer the question that matters: which marketing produced the jobs on the board this week. In a 2026 survey of about 1,000 home service operators, 67% said they can't tie marketing spend directly to revenue, and 78% use two or more marketing vendors.13

The fix is plumbing, not a prettier dashboard:

  • One tracking number per source. Google requires the numbers on your Business Profile to be under your direct control and lets you add up to two numbers beyond the primary one.8,14 Website visitors get a number that matches how they arrived.
  • Match every call to a job. Each tracked call is tied to the customer and job in your field software, so the report reads "Maps: 31 calls, 17 booked, $41,300 sold", not "2,400 impressions."
  • Score the calls. We listen for whether the call was a real opportunity, whether it was booked, and why not when it wasn't.

Competing with franchises and PE-backed garage door companies

Garage door is consolidating. Oak Hill Capital agreed to buy Guild Garage Group in a deal reported at more than $800 million in March 2026.15 In our Charlotte study, national brands and franchises held about 17% of garage door top-3 spots, the most of any trade.4 Independents win on the map close to home, on how fast they answer, and on reviews from real neighbors, which fake networks can't copy for long.

About our numbers: The Three-Mile Map, our October 2026 study, scanned 138 Charlotte-area HVAC, plumbing, pest control and garage door companies on 7 × 7 grids with a 10-mile radius (7,056 Google Maps searches on October 15, 2026), weighted each grid point by the residents living there using 2020 Census data, and checked 53 of the companies on ChatGPT, Gemini and Google AI Overviews. Rank and AI-answer data were collected with Local Falcon. The companies lean toward independent shops and 57% of the scans are HVAC, so trade-level figures outside HVAC have wide margins.
